Commercial Office - City Centre Manchester

The following Product Specification was put together for a client who has recently moved into a Manchester city centre office.
Due to issues with the previous landlord, the client has specifically requested no permanent adhesives are to be used when installing the flooring.

On my initial site visit we find the following…

·         Steel access floor
·         Electric server boxes installed into access floor
·         Air vents installed into access floor
·         Radiators installed under access floor with air vent

My client had the following requests…

·         Install Carpet Tiles
·         Install Wood flooring
·         No permanent adhesive to be used
·         No height difference between carpet tiles and wood flooring

Size: 430sqm (70sqm Wood flooring/260sqm carpet tiles)

Carpet tiles: Milliken (Client specified)
  • To be installed using Exhibition Double sided tape (leaves no residue once removed)
  • Around the perimeter of the wood flooring ramp up carpet tiles with 15mm MDF shims. Prime the MDF with a suitable waterbased wood primer. Leave to dry, bond to steel access floor using Exhibition double-sided tape.
  • Remove air vents, cut carpoet tile to suit, re-fit air vent (ensure air vent has been raised to same level as carpet tiles)
Wood Flooring: Engineered wood flooring 190mmx20mm Brushed/Oiled
  • Install over access floor using a 'floating floor' method
  • Low TOG underlay due to hot air travelling under the access floor. This should reduce any 'hot-spots' between the access floor and wood flooring.
  • Finishing trims should be bonded to the wood flooring. Self-adhesive profiles are preferred.
  • No pins/nails/adhesive to be used directly to the sub-floor

Air vents raised so flush with carpet tiles

Wood flooring used to create a 'staff room' area

Carpet tiles meet wood floor with no height difference
